TENANT FEE AND DEPOSIT INFORMATION

FEE INFORMATION

Contract Fee

£175 + vat per property (£210 gross)


Drawing up of the tenancy agreement, required notices and deposit protection paperwork

Tenant Referencing and
Credit Check Fee   
£40 + vat per person (£48.00 gross)
Credit checks are necessary in order for the tenancy to proceed. References include employer’s reference and previous Landlord if applicable.

Guarantor Reference Fee 
£40 + vat per person (£48.00 gross)
Credit checks will be conducted as well as employer’s references and any further references deemed necessary.

Check in / Inventory Fee  No Charge to tenants

Check Out Fee   Variable
Tenants are welcome to source their own Inventory Company to provide a quotation to conduct the check out at the end of the tenancy. We are also happy to provide recommendations.

Contract Renewal
Fee  £50 + vat per property  (£60 gross)
Drawing up of a new tenancy agreement, required notices and deposit protection paperwork.

Change of Tenant Fee 
£215 + vat per tenant (£258 gross) + reference fee/s
Includes the drawing up of the tenancy agreement, notices and deposit protection paperwork, full referencing and credit check, re-registration of the deposit.

Lost Key Fee  

£10 per key to be replaced

 

DEPOSIT INFORMATION

Holding Deposit:    Equivalent to two weeks rent


Once the terms of your offer have been agreed you will be asked to pay a holding deposit equivalent to 2 weeks rent which will be held pending the results of referencing. The full holding deposit will be forfeited in the event you withdraw or are turned down for the tenancy on the advice of our nominated reference/credit check company.

Security Deposit :    Equivalent to 6 weeks rent
The holding deposit of 2 weeks rent will form part of the 6 week security deposit. The full security deposit should be cleared in our client account before the commencement of the tenancy.

Pet Deposit Equivalent to at least 4 weeks rent (in addition to the security deposit of 6 weeks)


The pet deposit should be cleared in our client account before the commencement of any tenancy.

First Months Rent  

One calendar months rent payable in advance
This should be cleared in our client account before the commencement of the tenancy.

Sole Agency  6% + vat (7.2% gross)

Multiple Agency    8% + vat (9.6% gross)

 

Fee calculated on the total rent due in the first years tenancy.

Fee calculated on the monthly rent agreed and charged monthly in advance for the duration of our management appointment.

Periodic inspections of your property with written report

First point of contact for tenants day or night all year round

Monthly detailed statements

Annual statements for tax purposes

Collect and pay tax to HMRC for non UK Landlords

Obtain estimates and quotes for required maintenance work

Coordinate and oversee all necessary maintenance work

Advise on and negotiate the best rent level upon renewal of the tenancy

 

MANGEMENT SERVICE CONTRACT RENEWAL FEE   

£50 + vat (£60 gross)

LETTING WITH RENT DEMAND SERVICE

9% plus vat (10.8% gross)

 

Service includes everything listed in Letting Only Service plus;

 

Arrange for rent to be paid monthly by the Tenant into our client account

The monthly transfer of rent from our account to our Landlords account

 

 

 

SALES SERVICE FEE INFORMATION

 

SOLE AGENCY FEE               1.25% plus vat (1.5% gross)

where you instruct only us

 

JOINT SOLE AGENCY  FEE   2.00% plus vat (2.4% gross)

where you instruct us and one other agent

 

MULTIPLE AGENCY FEE        2.50% plus vat (3% gross)

where you instruct us and more than one other agent

 

Fees based on the sale price of the property.

The preparation of property particulars to include professional photography and a floor plan

Property brochures for selected properties

All properties featured on our company website

All properties featured on Zoopla, Rightmove & Prime Location in addition to other property sites

All magazine and newspaper advertising

All negotiation on your behalf in the sale of your property

The overseeing of the full sale process through to completion
